Why Pricing Correctly Matters More Than Ever in Today's Market

One of the biggest misconceptions I hear from homeowners is, "If my neighbor sold for that much, surely my home is worth even more today."

Sometimes that's true.

Sometimes it isn't.

Real estate isn't about chasing yesterday's prices—it's about understanding today's buyers.

After more than 26 years selling real estate along the Texas Coast, I've learned one thing that never changes:

The market is always right.

Our job isn't to convince buyers that our home is worth more than the market believes.

Our job is to understand where the market is today and position our home to become the obvious choice.

The Market Has Changed

If we compare the first half of 2021, 2025 and 2026, one thing becomes very clear.

Values continue to rise.

Buyer demand still exists.

But buyer behavior has changed dramatically.

What These Numbers Really Mean

At first glance, many people notice that 410 homes sold during the first half of 2021, compared with 331 homes during the same period in 2026.

It's easy to conclude that the market has slowed.

But that's only part of the story.

The better question is:

What kind of market was 2021?

It was unlike anything most of us had ever experienced.

Historically low interest rates.

Extremely limited inventory.

Multiple offers.

Buyers waiving contingencies.

Homes selling almost as quickly as they hit the market.

It was an extraordinary market—not a normal one.

Comparing today's market to 2021 is a bit like comparing a record-breaking season in baseball to every season that follows. It sets an unrealistic benchmark.

Here's What Excites Me About Today's Market

Despite fewer transactions than the pandemic frenzy, home values have continued to appreciate.

The average sales price has climbed from $406,748 in 2021 to more than $500,000 in 2026—an increase of approximately 23%. Likewise, the average price per square foot has risen from $205 to nearly $257, an increase of roughly 25%.

Those aren't signs of a declining market.

They're signs of a market with resilient values.

Buyers Aren't Competing Against Each Other Anymore

They're comparing homes.

That one shift has changed everything.

Today's buyers have more inventory to choose from.

They have time to think.

They compare your home to every competing property online before they ever schedule a showing.

They evaluate:

  • Condition

  • Updates

  • Insurance costs

  • Flood zones

  • Waterfront amenities

  • Outdoor living

  • Price per square foot

  • Overall value

They're asking one simple question:

"Which home represents the best value?"

Pricing Is Marketing

Many sellers believe pricing is simply choosing the highest number the market might tolerate.

I see it differently.

Pricing is your home's most important marketing decision.

The first two weeks your home is on the market are the most valuable.

That's when every buyer who has been waiting for a property like yours receives a notification.

That's when agents schedule showings.

That's when your listing is fresh.

If buyers perceive the price is too aggressive, many won't even walk through the front door.

Eventually price reductions begin.

Then buyers begin asking the wrong question:

"If it's such a great house, why hasn't it sold?"

Days on Market Tell Their Own Story

In 2021, the average home sold in 113 days.

Today, that number is approximately 131 days.

I don't see that as weakness.

I see buyers making informed decisions instead of emotional ones.

They're taking time to compare.

They're negotiating.

They're making sure they're receiving value.

That's what healthy markets do.

This Isn't About Pricing Low

One of the biggest misconceptions in real estate is that pricing strategically means pricing below market.

Nothing could be further from the truth.

Strategic pricing means understanding your competition and positioning your home as the best value available.

Every property is different.

Waterfront access.

Construction quality.

Lot size.

Views.

Pier quality.

Outdoor living.

Location.

These all influence value.

The objective isn't to have the lowest-priced home.

It's to have the home buyers believe offers the greatest value.

The Bottom Line

The market isn't weaker.

It's wiser.

Homes are selling.

Prices continue to rise.

Buyers are active.

But buyers are informed.

The sellers achieving the best results today aren't necessarily those with the nicest homes.

They're the ones whose homes are priced strategically from day one.
